Businesses

The suites, clinics, studios and shops in the retail and office developments that came up alongside the houses — most of them fitted out in a hurry and changed since.

Key

Scope

  1. Planned service

Once or twice a year depending on the equipment and the use, written up against each unit with the readings rather than a signature.

  2. Breakdowns

Diagnosed with instruments, priced before the work, and explained afterwards — including the cause, not only the part.

  3. Rooftop units and splits

The equipment over most suites here. Coils, filters, belts, drains, economiser travel and control settings.

  4. Fit-out changes

New partitions cut return paths and strand diffusers. Ask before the walls go up and it is a conversation; ask afterwards and it is a ceiling coming down.

  5. Extract and make-up air

Studios, salons, kitchens and treatment rooms that take air out without a deliberate route for it to come back.

  6. Controls and schedules

Running the plant during the hours you are actually open, which resolves more complaints than any repair we do.

Before the partitions

A suite is a floor plan too

The same logic as a house, at a slightly larger scale. Splitting a unit into treatment rooms, adding a break room, closing off an open plan — each one changes where the air needs to go, and none of them changes the unit on the roof.

We will look at the drawing before the walls go up and say what the existing system can carry, where the return path has to be, and what needs rebalancing afterwards.

What we look after

  • Professional suitesMulti-tenant floors on shared plant, where three tenants have three opinions about one setpoint.
  • Clinics and treatment roomsRooms that need their own temperature and their own air, on the clinic's hours rather than the building's.
  • Studios and salonsHigh occupancy in small volumes, with extract that fights the front door every time it opens.
  • Shops and trade countersA door open to the weather on equipment sized for a sealed building.
  • Small officesZoning drawn for a layout that changed two fit-outs ago, and a thermostat in the one room nobody sits in.
